What exactly is a Marketing Preparation Strategy Session?

Formally, it is a meeting between a REALTOR® and a prospective seller; it’s a great way for you to learn about me, and for me to discover the potential of your home in today’s market.

But what exactly will occur during one of Michael’s Marketing Preparation Strategy Session?

After you contact me to set up an appointment, I will come to your home and together we will walk through and discuss the various features, highlights, improvements, renovations or additions you have done to the home since you bought it.  We will also discuss if anything needs to be done to bring your home up to top market value. After the walkthrough, we will sit down together and I will explain exactly how I plan to sell your home, what the market says your home is worth, and how quickly I believe your home can be sold based on absorption rates (I will explain in person). These days the Internet plays a massive role in the search for new a home, in fact, 98% of people looking for homes use the Internet and typically Google.  The fact I market your home across a wide range of websites and using high-end video means it is sure to be seen.

I will also prepare a document called a CMA that we will go over during my presentation. What is a CMA exactly? Well, CMA is short for Comparative Market Analysis and it compares your home to homes in the Charlottetown and Prince Edward Island area that are similar in size, style, and features that have recently sold. Using this document, which I prepare free of cost to you, I will be able to see the fair market value for your home, which will get you top dollar in this market.
