Setting up a Real-Time MLS® Search
Why set-up an MLS® Real-Time Search?
Setting up a real-time MLS® search, typically done by a real estate agent, offers several advantages:
- Immediate Access to New Listings: Users get instant notifications about new properties that match their criteria, allowing them to act quickly in a competitive market.
- Personalized Searches: The search can be tailored to the buyer's specific preferences, such as location, price range, and property features, ensuring they see only relevant listings.
- Time Savings: Automated updates save buyers from having to manually search through listings, making the home-buying process more efficient.
- Competitive Edge: Early access to new listings can give buyers a head start over others who may not be aware of the properties yet.
- Stay Informed: Regular updates keep buyers informed about market trends and property availability, helping them make more informed decisions.
- Convenience: Setting up a real-time MLS® search simplifies the home buying process by consolidating all relevant listings in one place, accessible through e-mails or a dedicated app.
Overall, it enhances the buying experience by providing timely, customized, and convenient access to property listings.
Here's a quick 2-minute video on how to search for PEI real estate.
Here's a 17-minute episode from my Podcast.
Here is what I need to set up an MLS® search:
What exactly are you looking for, including:
- House, cottage, condos, land, businesses, apartments, or commercial property?
- Maximum price.
- Area(s); including north/south/west/east boundaries (community names, highways, streets, routes, shores).
- Amount of land in acres.
- Waterfront: Yes or No?
Please ensure you answer all of these questions. I need accurate responses to configure the search in our system correctly.
If you have more than one search criterion, please answer the above questions multiple times. Please e-mail this information to me at michael@michaelshomes.com, and I will set up a real-time search that provides you with the latest listings from all agents and brokers in PEI. You will receive all new listings before they become widely available. Rest assured, you will not be called or contacted unless you request it.

Mapping Tools Warning!
Online resources and maps are generally accurate, but the data may not always be 100% precise. Before building on or clearing a lot, consult a surveyor to verify the property boundaries or conduct a survey.
Tip! All properties in Prince Edward Island have a PID number or "property identification number". It is a series of numbers in length of 3 to 8 characters followed by "-000". The "-000" is usually redundant but not always. You will see this PID Number on most MLS® cutsheets, it may appear on the deed, you can obtain it from your agent, and it is also located on the top right corner of all property tax bills.

GeoLink (paid service): Most active agents use this tool daily. It provides property mapping with PID numbers, property tax information, and access to the "registry," which includes all filed documents related to the property, such as deeds, liens, mortgages, mortgage discharges, neighbor reports, and more.
